Features include permeable paving, sustainably harvested Ipe decking/fencing, low voltage and efficient LED outdoor lighting, a fire feature, rainwater capture and infiltration systems and efficient irrigation. The owners have young children and a native drought tolerant Carex lawn area has been provided for active use and play.

The irrigation system has state of the art rain sensors and controller with mix of overhead and drip, spray heads have xeri-scape nozzles. Potted plantings to be irrigated with water from rain barrels.
There's a raised rain water infiltration planter in front yard and rain barrels along the side yard, permeable driveway, hardscape and gravel.
